Generally mortgages are only available on domestic properties that are registered at the land registry with habitation certificates and built on land that is classified as “Urbano”.
Some banks will consider lending against properties that are built on rustic land however it is often the case that the valuation will be considerably lower than the asking price for such properties.
Even when the property is built on urban land if any areas of the property are not listed on the land registry, for example undeclared extensions, the bank may lend against the property, however the unregistered parts of the property will not be included in the valuation, again meaning that the sales price of the property may be considerably higher than the valuation.
