Planning a day of Viewings

Just as Google maps was a great tool to use to help you plan which areas and properties to look at, it will be invaluable when you are out viewing properties.

If you made a custom map using 'My Maps', it will come into play again now. 

Just create a new layer for each day of viewings and you can plan the most efficient route between properties and/or agents in that layer, opening other layers to remind yourself of points of interest and distances to key infrastructure as and when you need to. You can also attach notes and photographs to each property on the map as you view it. 

When schedule appointments give more time than you think you will need and then add even more time onto that. People will be late, it is inevitable in Spain and once one person is late to meet you they will push your schedule out for the rest of the day. Simultaneously you will push other people's schedules out, but they will probably already be running late because their first appointment showed up late too. Spain can feel laid back to the point of chaotic.

No matter how carefully you make plans, you will find that your schedule will be forced to change on the hop throughout the day. It can be really frustrating but it will be worse if you let it stress you out, just go with the flow.

Whatsapp is going to be your best friend. Use it to stay in touch with agents. Always confirm meetings before you head to them and, if plans need to be changed, meeting points can easily be rearranged using the location share feature.

If you are left hanging by a delayed appointment then there are plenty of constructive ways to use the time, take a look at the outside of the property, this might make you discount it and cancel the viewing altogether. Check out the local area or even just see what the local bar is like! Don't just sit in the car waiting as I have lost count of many times I’ve been told to wait 10 minutes only to call back 15 minutes later and be told to wait another ten minutes. Just don’t go too far and you can quickly come back when the agent arrives.

You are likely to find that you will see more than one property with each agent so try to plan your day so that it has rest points before meeting each agent. Meetings are most likely to be kept on time if they are planned for the first thing in the day (e.g. 9am) or first thing after lunch. Lunch is long in Spain so a typical first meeting after lunch will be 4pm. (Although a lot of agents who come from Northern Europe will tend to follow more typical Northern European schedules).

Once an agent has met you and seen your reaction to the properties they will often be able to suggest other listings that you may not have considered before. It's worth allowing a bit of extra time to allow for this and to save you having to come back later.
